From reservation to keys: you pay as the villa is built
A 2% reservation fixes the villa and its price, 28% follows at the contract, and the next four instalments wait for finished construction stages, about three months apart. The last 10% is paid on transfer at the Land Department. No interest is charged.

Ownership
You own the villa itself, and the land under it is held on a registered lease of up to 90 years; you can also buy through a Thai company. The land is on full chanot title deeds. We introduce a lawyer who checks the contract for you before you sign.
Furniture and running costs
Furniture is an optional package, from THB 2.5M for three bedrooms. The management fee and the sinking fund come in writing with your offer.
