Sunti Residence, also known as Sunti Villas, is a gated estate of detached pool villas along one quiet internal lane in Si Sunthon, on the inland side of Bang Tao: HeadStart International School and Blue Tree are five minutes away, Boat Avenue ten. Each villa stands on its own walled plot with a pool, a garden, an outdoor kitchen and a garage.
Boon Pakorn, a Phuket builder since 2010, develops the estate and builds every villa itself. Villa 1 is complete and photographed room by room; a villa on a plot for sale takes about 12 months from contract, and the estate is planned for completion in Q4 2027.

02Which villas are still for sale?
Nine: Villas 6, 7, 10, 11, 12, 13, 14, 15 and 16. Villa 9 is reserved; Villas 1, 2, 3, 4, 5 and 8 are sold. The masterplan on this page shows where each one stands; Villa 16 is not drawn on it yet, so we send its position with the offer.
03Is Sunti Residence finished?
Villa 1 is complete and furnished, and the photographs on this page show it. The villas for sale are built to order: about 12 months from the contract to the last construction stage. The estate as a whole is planned for completion in Q4 2027.
04How do I pay?
2% to reserve and 28% on signing the contract; then 15% after the foundation, 20% after the concrete frame, 15% after the walls and roof and 10% after the floors and built-in furniture; the final 10% on transfer of ownership at the Land Department. The instalments are interest-free and follow the construction, roughly every three months.
05Can a foreigner own a villa here?

09How large are the villas and the plots?
The plots for sale are 600–1,112 m². A villa covers 452–702 m² with its terraces and garage, of which 309–512 m² is living space. The living room has a 3.6 m ceiling.
10Can I change the layout?
It depends on the stage of your villa. While it is at the planning stage, the architecture itself can change; once construction has started, the interiors and finishes can. Villas 6, 10, 14 and 16 already come in two layouts each.
11Where exactly is it, and how far is the beach?
In Si Sunthon, on the inland side of Bang Tao: HeadStart International School and Blue Tree are 5 minutes away by car, Boat Avenue 10, Bang Tao and Layan beaches about 14, the airport about 25 minutes (16 km).
12Who builds Sunti Residence?
Boon Pakorn, a Phuket construction company and developer founded in 2010 that builds its own projects; its Layan Lucky Villa 1 and 2 estates were completed in 2023 and 2024. Sunti Residences won Best Premium Villa Development at the Dot Property Southeast Asia Awards 2024.
13What will the villa cost to run?
The management fee and the sinking fund are set by the estate's management company for each villa; we send its terms in writing together with your offer, so you see the running costs before you reserve.
